Before real estate, I spent eight years building a luxury-sales business — selling the world's most expensive handmade beds to discerning clients, becoming the top performer, then training more than fifty reps. I'd been investing in GTA real estate for a decade before I ever wrote an offer.
I came to the business in 2023 and put that operator's playbook to work — the only Sales Representative in my brokerage's 25-year history to put a $30M+ commercial deal together solo, from sourcing to firm agreement. The license is new. The operator behind it isn't.
How I negotiate
Most agents have one setting. I read the deal first.
Some transactions need pressure. Most need trust. The skill isn't being aggressive or being agreeable — it's knowing which the moment calls for, and building enough of a relationship with the other side that when it matters, they move their client toward my number instead of away from it. The offer that gets accepted isn't the one that beats the other agent. It's the one the other agent talks their own client into.
A few examples of the work:
- — A first-time buyer with a hard $880K ceiling. The market said townhouse. I found a detached home worth around $1.05M, listed at $950K, and negotiated it to $880K — into the exact box she could afford. The deal later fell through on a deposit-timing issue while she was travelling, but the number was hers. That's how hard I work a file.
- — A condo buyer in a market that wasn't softening. I still brought the price in under, with the conditions and closing terms in her favour.
- — A condo purchase taken firm: best price, best conditions, the smoothest possible closing.
